ABOUT 1418-1420 MACCORKLE AVE SW , CHARLESTON, WV 25303

This property was originally an industrial site along a major river, and in 1964, it became the location for Arlan's, one of the very earliest discount store chains. It lasted for a number of years until that chain went out of business and the store was taken over by Heck's, another regional discount chain. After they went under, in the late 1980s, the entire shopping center measuring approximately 84,000 ft.² was divided into sections and leased out to two tenants. The Sport Mart, a local sporting goods chain went into 27,000 ft.² of the space, and the balance was leased to Charleston Area Medical Center, who set up one of their divisions in the remaining 57,000 ft.² They later transferred part of their operation to a mental health hospital who is currently in 27,000 of square feet of the property. 10,000 ft.² was recently rented to a company that hires physically challenged people to run the giant mail sorting and mailing machines that are used by banks and hospitals and companies with huge mailing obligations. The remaining 11,700 ft.² which was originally configured for doctors offices, is currently vacant. The 27,000 ft.² in the former Sport Mart space has been rented to a company that invested a substantial amount of money in establishing an indoor playground center for kids. Consequently, only 11,700 ft.² of the 84,000 ft.² is vacant. About four years ago, the owners of the property entered into a long-term ground lease with the owners of Med Express, a regional chain of urgent care centers which started in West Virginia. The lease was for 15 years, and was triple net. The mental health hospital office complex is on a modified net basis, as is the kids playground company.
