ABOUT CLACKAMAS/MILWAUKIE
The heart of Clackamas is generally located at the confluence of Interstate 205 and Highway 212. Both arterials bifurcate the area running north to south, as well as east to west. Much of the logistics inventory is located southeast of exit 13, near the freeway and the Union Pacific Railroad.
In 2001, Clackamas County instituted urban renewal areas that reduced the number of places zoned for industrial buildings, and these areas now contain many of the largest industrial projects. This generally kept construction to a minimum over the past 20 or so years, reducing the amount of competition for existing assets. This allowed rents to more than double over that period.
However, the construction tide could be shifting, as logistics giant Prologis recently announced a major land acquisition for a multi-building industrial park off Jennifer Street, south of Highway 212. Site preparation is now underway.
Large tenants in the area include Bob's Red Mill Natural Foods and Oregon Tool, along with food manufacturer Alpine Food Distribution.
