Your first moment in this Victorian mansion begins the journey into the past the seller has enjoyed in her magical, memorable experience of the romance and intimacy of once-in-a-lifetime love. The Zamboni Family is the fourth owner of the property, purchasing it in 1990 with the idea of not only making this an estate and eventually their home, but for an interim time to also share the property by hosting guests for both lodging and dining with the establishment and operation as an inn and restaurant on site, The Inn at Victorian Gardens, one of the first true farm-to-table dining experiences in Northern California. World-renowned reviews brought celebrities from far and wide to indulge in the romance and culture of true Italian cuisine. The expansion and renovation of the house alone took over four years. Together with the construction of new, and renovation of existing out buildings on the property, became a task like the painting of the Golden Gate Bridge.....never ending with continuous embellishiment and perfection. The business opened with four guest rooms and a full-service dining room for dinners serving both guests as well as the public in late 1994; closing only three years ago in 2015, after having a successful and viable business in operation for 21 years. The following are notes regarding the expansion and renovation of the house: The house is currently 4,847 interior square feet, with an expanded exterior wrap-around veranda of 722 square feet; The entire house is constructed and renovated using heart redwood, with the only exception of the hardwood floors which are fir; The additional square footage consists of: First floor - a new garden room off of the dining room; an office; and a pantry off of the kitchen; plus expansion of the existing living room; dining room; and kitchen with a new fireplace. Second Floor - a new bedroom and bathroom; and dressing room; plus expansion of two existing bathrooms; Replacement and reconfiguration of stairs and stairwell wall between the first and second floors; Complete renovation of the structure, including: replacement and upgrading of electrical and plumbing throughout; and the addition of floor and wall insulating material in many areas throughout; For the areas that were additions and/or expanded, 100 year old boards of fir wood were specially milled to match the existing flooring throughout. In addition, beaded ceiling boards in both expanded areas and in new additions, were also milled to match the existing; Replacement and/or new trim work, baseboards and moldings, were milled on site to match the existing throughout the house; The majority of wallpapers throughout the house are silk screen, hand prints special ordered from two companies in Northern California – Bradbury and Bradbury, and Mt. Diablo; while others (anaglypta) are from England; All plastic lighting switches and plates were replaced with period, but newly made, brass and mother of pearl push-buttons and covers; The kitchen was expanded and renovated meeting all Mendocino County Environmental Health Standards in order to be permitted to operate as a Commercial Kitchen, including the installation of all appliances which are rated for commercial use; The original forced air oil heating system was replaced and upgraded to a propane Bryant heating unit, installed in 2015; The house is served by two commercial Rinnai "on demand" hot water heating units (both installed in 2005, with one being replaced 2017) located in a separate structure adjacent to the house, both operating in tandem, and connected to a circulation pump ensuring instant hot water into the house. The following are notes regarding the outbuildings on the property: Original structures on the property include: the Barn, a Chicken Coop, a Wood Shed which were all built in or around 1904; and a Wash House built in the 1950's. The original Wood Shed has been converted to a Wine Cellar by completely disassembling, reconstructing and structurally reinforcing it by using as much of the original materials as possible. Redwood bins for wine storage and screened cabinets for storage from garden harvests, have been added. The Wash House has been completely renovated as a laundry facility, with storage; and a shower area. Its footprint has also has been expanded to include a toilet area, and to house the two Rinnai hot water heating units. The Chicken Coop has been structurally reinforced and converted to a compound for housing ducks. Newly constructed and/or expanded outbuildings on the property by the Zamboni's include: An expansion to the east side of the Wine Cellar which has been used in conjunction with wine and food service for guests participating in events on site. The Flower Shed, another structure added to the north side of the Wine Cellar which provides storage for items related to on-site events, and which has also functioned as a place for flower storage and the assembly of arrangements. The Garden Pavilion, which seats 50 guests for sit-down dinners with additional room for service tables. The Tool Shed which houses the equipment for the convergence of the three on-site wells and the water filtration system; and provides storage for garden equipment. In addition, attached to the Tool Shed is a structure which functions as a Greenhouse. The addition of a Chicken Coop with enclosed runs; and the addition of a Coop with enclosed runs used for raising game birds; and storage. Zoning: According to the Mendocino County's "Local Coastal Plan" the property is designated as RL – Rangeland, with a visitor-serving overlay of C1*, which allows for the development and operation of a four unit Bed and Breakfast, and a ten unit Inn. The septic system was newly constructed as part of the Zamboni's renovation project. There are two holding tanks, located to the north side of the property; each with a pumping station which then takes sewage discharge to the leech field, also newly installed at this time, across the meadow and on the southern boundary of the property. Water for the property is provided by three separate wells, each having submersible pumps. One was the original well drilled in the 1950's; a second well was drilled by the Zamboni's in the mid-1990's; and the third in the early 2000's. There are two water storage tanks, one holding 1,500 gallons; and one holding 10,000 gallons. Floor plans for the new construction of a 2,701 square foot, two-story building, with a three bay garage and storage area on ground level; and a one-bedroom managers quarters on the second level, have been prepared by JBZ Architecture and Planning, and are available.
