The development site is located on the east and north sides of the cul-de-sac. Visibility is good from both northbound and southbound travel lanes of Interstate 95. The primary site available is owned by FW Webb as part of their 20-acre campus that extends to Harvey Avenue and to the Hartford Healthcare facility. The developable area on the west side of that land is about 2.5-acres separate by an inland wetland. On the inland wetland's east side is other uplands that may be considered. I have a theory that decking over part of the inland wetland may be permitted as long air, rain and animal life can pass under the deck. If so, the build area may be increased over the inland wetland. Otherwise, the uplands on the west side of the inland wetland work well for a freestanding site in my view. The 1.19-acre former site is not deliverable unless the owner elects to sell. The FW Webb excess lands are worth $225,000 estimated plus commission. FW Webb requests submissions offers from which they will respond. The 1.19-acre site is priced at $350,000 plus interest carry during any re-entitlement plus the commission.
