About Hudson Square

In Lower Manhattan, Hudson Square is located in the center of the West Village, Soho, and Tribeca. Clarkson Street bounds the neighborhood to the north, Canal Street to the south, Varick Street to the east, and the Hudson River to the west.

With proximity to attractions such as the High Line Park, the new Whitney Museum, and some of Manhattan's most popular restaurants, Hudson Square has attracted many creative tenants to the submarket's slew of renovated office buildings.

Google occupies over a million square feet at 550 Washington Street, while Disney is building its brand new headquarters at 7 Hudson Square. Occupiers are within steps of the West Village, Greenwich Village, and SoHo, a fact that significant companies hope helps recruit top talent.

About the Owner

W&M Operating LLC has maintained continuous ownership of 150 Varick Street since acquiring it from Trinity Church in the early 20th century. Trinity Church, established in 1697 under a royal charter from King William III, was granted extensive landholdings known as the "Church Farm" or "Trinity Church Estate." These lands originally stretched from Wall Street to modern-day Canal Street, covering much of present-day Hudson Square, SoHo, and parts of Tribeca. W&M’s original founders constructed 150 Varick in 1926 during the early 20th-century printing and publishing boom. The building was designed to meet the rigorous standards required by heavy industrial users such as printers and manufacturers—features that are now highly valued by media, advertising, and design enterprises. Today, W&M Operating LLC remains actively involved in the management and leasing of the building, transforming it floor by floor into a feature-rich and distinctive opportunity.
