The 156 room Sagebrush Inn and Suites is situated on 10.5± acres and has a unique and distinctive physical plant that can be utilized in a variety of fashions by any new owner. There are four distinct building elements that include the original vintage Sagebrush Inn, a free standing large conference center, condominium units, and a former Comfort Suites. All these structures are currently being operated as a single entity called the Sagebrush Inn and Suites. For purposes of this Memorandum, the former Comfort Suites will be referred to as the Annex and the condominium units will be termed Condo Suites. The Property has a total of approximately 12,700-square feet of indoor meeting and event space plus outdoor patio and lawn areas.
The Sagebrush is located approximately 3 miles south of the Taos downtown area, along one of the primary north/south corridors, S.H. 68. The most competitive lodging product, the Hampton Inn, is located directly across S.H. 68 from the Sagebrush. Drive time to a majority of the tourist destinations in the town of Taos is within 5-7 minutes or less.
Taos Ski Valley is approximately 22 miles north of the Hotel. Other major tourist attractions, such as the Rio Grande Gorge Bridge and the Earthship Biotecture World Headquarters, are 14-17 miles from the Hotel.
The Property' s location does not materially affect the operating performance of the Hotel.
