A new townhome development is planned for a 2.9-acre site on the east side of Debus Drive, about 500 feet north of its intersection with Thomas Street in Taylor, Texas. The site is currently undeveloped and densely wooded, with a creek running north to south along the eastern edge. The land slopes downward from the northwest and east toward the creek, with a maximum elevation change of 12 feet. The project will feature six quadplex townhome buildings, each covering 3,084 square feet. The development will include a 430-foot drive lane and a dedicated parking area in the northwest section. A detention pond is also planned near the creek in the northeast corner of the site. Access will be provided by extending Cecelia Street from Debus Drive, following City of Taylor engineering standards. While the grading plan and structural loads were not available, it is expected that the maximum cuts for the detention pond will be 5 feet, with cuts and fills of less than 3 feet for the building footprints. The townhomes are anticipated to be wood-frame structures with relatively light loads, supported by slab-on-grade or shallow footing foundations. Pavement areas will likely consist of flexible asphalt or rigid concrete.
