PARK OVERVIEW
This site offers a strategic advantage that no other building in the market has given that it is located on federal government land. As a result the town of Hillsborough has no tax assessment or collection rights nor do they have any governmental oversight. With regard to taxes the ownership makes a voluntary tax payment to the town. The projected Tax and Cam payment for the entire 1.2 MM Sq. Ft. industrial park inclusive of the new building for 2023 is $2.50 p.s.f. Ordinarily with regard to build out of office space or infrastructure a town would have the right to reassess those improvements upon completion. That does not happen in this park. There is no C|O requirement for this building. Nor is there township review of a tenants rack plan. The Rail capability is also unique to the market.
