The 51 acre parcel is encumbered by a Conservation Easement, a copy of which is available for download from our website. This easement originally encumbered a larger land area (61.03 acres) however it was previously subdivided, resulting in a 10-acre parcel being separately deeded and the remaining parcels were combined to create the current 51.03-acre tract. The easement permits the construction of one single family dwelling and non-residential outbuildings or structures commonly and appropriately incidental thereto. It also permits construction of one secondary structure for each permitted single family dwelling only if it is contained within a barn, stable or garage and constitutes no more than one-half of the useable square footage of the structure, along with farm buildings or structures including a garage for the existing residence. Please note that the rectangular parcel contained within the boundaries of the 51-acre parcel is under different ownership and not included in the sale.
