154 Capp Street has been under the current Ownership since 1978. At the time of purchase the building was a single tenant warehouse. Since then it has evolved into a modern, multi-tenant commercial property with six tenants. The work began by adding fire safety elements. Sprinklers and central monitors were installed throughout. Then added were fire code compliant exit corridors, staircases, metal frame doors, together with interior emergency lighting. The old electrical panel was replaced with a new 3-phase 800 amp main panel. All wiring in the building was upgraded and six sub panels were added. Then in 2000 when a long term lease was signed with healthcare tenant, Native American Health Center, the Ownership invested further in the building. Completed was a full 104F seismic upgrade including new concrete slab foundations, new roof, moment frames, and exterior lighting. Also at this time, they upgraded the plumbing and added more security features. The freight elevator was converted to a passenger elevator with a completely new cab, mechanics, and controllers.The Ownership also participated in the Native American Health Center build-out, installing new ADA compliant restrooms. Native American Health Center spent nearly $1m on the build out of their 10,000 square foot second floor space. With increased interest in industrial conversions, the Ownership built new common area ADA compliant restrooms on the third floor. They then leased the three suites on that floor, spending approximately $500,000 in partnership with the tenants to improve their raw spaces to a condition that is best described as industrial chic. On the ground floor, 6,500 square feet was leased to Mission Council for a counseling center. Approximately $250,000 was spend on their build-out for reception, offices, and counseling rooms. There is an additional 3,500 square feet on the ground floor that is yet to be developed and is currently being leased as storage space. The property currently contains three floors of approximately 10,000 square feet each. All spaces in the building are served by central HVAC with compressors located on the roof. The roof itself was recently replaced and carries a 20 year warranty. New skylights were added, and the rear of the building was weather sealed including replacement of many windows. There is no deferred maintenance and the Ownership has been very diligent in maintaining the structure and aesthetics of the building. All improvements are documented in building permits and invoices.
