I bought the YMCA at the end of 2003. It is paid for, free and clear. I think it is an amazing building and I fell in love with it. We were going to live in part of it and I was going to run my real estate office out of it. I was a broker and business of 1. We were also going to use it for community functions calling it Copper Country Community Center. We put a new roof on the Y, had some electrical and plumbing updates, rigged up a shower in the girl's shower room for our use and worked at getting the building cleaned up. It had sat vacant for many years. The gas, water and electric were operational and all hooked up at one time during my ownership. No utilities are currently turned on currently. There was a pipe from the roof to the street that became plugged up when tenants were in the building and caused water damage. I had it repaired by East Valley Disaster Remediation people to the tune of $18,000. And I have receipts to show you. The Y is now zoned C-2. There are LOTS of uses for that, which you are probably aware of. Just in case you needed or wanted other ideas and/or income on it it could be great for: dinner theatre in the gym, wine and cheese bar (maybe sandwiches, too, for the local folks especially) in the lobby, offices upstairs and an art gallery/gift shop/antique mall in the other end. Or as a wedding venue (I still get calls for that...many local people were married in there!), Rotary meeting place, real estate classes to be held there, other educational opportunities, square dancing, ballet classes, etc. One group came in and did a ghost study on the Y, too! I've attached that for you, as well. There is an old CC&R prohibiting someone spending the night in the Y. I heard (but don't know for sure) that it was because of the noise of the mining stuff behind the building. That mine equipment/building has since been imploded and noise is not a factor now. That being said, we lived in the Y for months as did a tenant that I had there. No one bothered us, but I would never represent to someone that this was allowed. Technically, it is prohibited ...and so is the slaughtering of hogs on the premises and running a house of ill repute! (Hope that doesn't ruin your dreams!) Because of this, I only offer to people the uses of C-2 zoning that don't involve overnight stays. When I was there, the city was more than cordial to us and wanting us to improve the property. Also, I understand that there are many grants available and Miami seems to getting on the bandwagon in getting the town upgraded. They recently installed a whole new sewer system below the town, which is no small undertaking. The Y does need a considerable amount of work done to it including: heating/cooling, drywall, paint, flooring, some windows, plumbing and electrical work as well as being made "pretty" again. There is no heating or cooling in the Y. The YMCA building is approximately 18,000 sq. ft. (per the tax rolls) and has roughly 33 rooms. It sits on .79 of an acre and I have the survey for that. There is ample parking to the side of the Y building. I have what I believe to be the original 1917 plans for the Y. This would need to be a cash sale, please. It is possible that I might entertain a joint venture and put up the building for a qualified rehabber/investor/business entrepreneur to turn the YMCA into a going concern again.
