The subject vacant property is a 41.1 +/- acre site located on the North side of E. Commerce Road, East of Bogie Lake Road (the “Property” or the “Site”). The Site has 660.44 +/- feet of E. Commerce Road frontage. The Property is currently zoned R-1A one-family residential. Under the current zoning, the Township offers a Residential Cluster Option (Zoning Section 32.05). The intent of this subsection to encourage more imaginative and liveable housing environments within the One Family Residential Districts through a planned reduction or averaging of the individual lot area requirements for each zoning district. Under this option, lot area may be reduced by an amount not to exceed twenty-five (25%) percent of the minimum required lot area, and lot width may be reduced by an amount not to exceed twenty (20%) percent.
The Seller desires the development to be family-friendly and requires all proposals to include a concept plan proposed for the Site and elevations of the homes planned for the project site. We have included a traditional/parallel plan in this RFP supporting 57 residential homesites ranging from 80 FT to 100FT in width.
