ABOUT RICHARDSON

Richardson is one of the most prosperous northern suburbs of Dallas. The area is home to Telecom Corridor, with one of the most significant concentrations of telecommunications and technology companies in the world. These include Texas Instruments, Cisco, Raytheon, and Fujitsu Network Systems, to name a few.

While the presence of these companies may serve as the area's calling card, Richardson has a diverse tenant base. Many of Richardson’s largest employers are healthcare and insurance firms. The largest employer is State Farm, with over 8,000 employees. Other service providers, including Blue Cross & Blue Shield of Texas, GEICO, and United Healthcare, all occupy large swaths of office space. In addition to two major highways, the Dallas Area Rapid Transit System also serves the city. The city provides a good quality of life and has a highly educated labor pool for companies to draw from. Sixty percent of Richardson’s population has a bachelor's degree or higher.

In the past decade, developers have targeted the northern section of Richardson for new development. For instance, the mixed-use project CityLine is arguably the most successful in North Texas. The project has already landed many name-brand tenants like State Farm, Raytheon, and Common Desk. Meanwhile, there’s a solid base of existing office inventory south of Belt Line Road. Mr. Kline joined the Thompson Realty Corporation in early 1992 to serve as Director of Leasing and Marketing. Mr. Kline's experience in office leasing is extensive having spent more than five years leasing Park Central, a 1.5 million square foor Class A, mixed-use project, located in Dallas. As the Assistant Director of Leasing for Compass Management, Inc., Mr. Kline was instrumental in closing over one million square feet of leasing transactions on behalf of the owners, J.P. Morgan, Dai Ichi and the general account of the Equitable Life Assurance Society of the United States of America. Prior to joining Equitable/Compass, Mr. Kline had nine years of varied experience in responsible positions in many aspects of the real estate buisness. As the Executive Vice President of DJT Investments, as a Development Assitant with the Jim Coker Companies, and as an Associate with the Fults Companies, Mr. Kline worked in development, construction, syndication and brokerage of both improved and unimproved real estate. Prior to entering the real estate industry, Mr. Kline was a marketing representative with International Business Machines (IBM)
