Currently 30 of the 67 beds are certified as memory care and are averaging close to $4,700 per month per resident. The PMA (primary market area) shows a 39.94% market utilization which is just below industry suggested guidelines of 63.0%. The total population for the area is 68,118. The age 65+ group represents 13,382 or 19.65% of the total population. For this study we only considered individuals who were age 75+ as potential qualifying residents. We have found that individuals in the age group 65-74 are usually cared for by a family member. The age 65-74 group provides an indication of the future resident population. Out of the total senior population of 13,382, there are 7,546 that fall into the age 65-74 category. This leaves a population of 4,058 between the age of 75-84 and 1,778 age 85+. When we look at the age 75-84 bracket, 28.8% or 1,169 people will utilize an assisted living facility. At the age of 85+ the assisted living facility usage dramatically increases to 85%, which represents 1,511 qualified residents. When the numbers from both groups are added together, the total number of potential health qualified senior individuals is 2,680. This figure is will decrease when the average disposable income is taken into consideration. The average disposable income for individuals age 75+ is approximately $41,350. Individuals with the necessary income for assisted living care is 58.60%, which represents 1,570 out of a total of 2,680 health qualified seniors. Of that, approximately 13.60% of households are married which decreases the 1,570 to 1,357 individuals who would potentially require the need for assisted living. Currently there are only 542 total licensed beds in Grayson county with the demand of 1,357 residents and expected to grow within the next couple years. It is a small town community but its currently being under served.
