Great investment opportunity. Building is in downtown redevelopment district, with lots of tax breaks in a booming area within commuting distance of Denver metro area. Zoning changed recently to multi-use for the downtown area to allow for more uses, building has four floors with three of the floors having their own entries/exits. So it can be a commercial property on the street level floor and the rest can be residential, AirBnB, or it can all be commercial units, or one big commercial unit. It was rebuilt as a casino in 1992, and previous owners had put over $500,000 into remodeling the entire building at that time with fire escapes and total rebuild. Building was also the local police station and then the corporate offices of Johnny Z's casino.
