Daily traffic counts exceed 25,000 vehicles per day. The facility is located 0.9 miles from the signalized intersection of Highway 6 and Clay Road. Highway 6 is one the major north-south road through west Houston. Similarly, Clay Road is a major east-west road through Houston connecting Beltway 8 and newer sections of the Grand Parkway in Katy. There is a total 765 units over 81,576 NRSF and 107,050 gross SF. The average unit size is 107 square feet. 81% of the rentable square feet is climate controlled. Lease up since grand opening has come in at 5% higher than projections as of the beginning of November 2019. There is also an option to purchase the land to the west of the property for expansion. A market review and feasibility study have been performed for the prospect of a 138 unit/81,000 Sq. Ft. RV project as there is a strong demand and rental premium for this type of facility in the market. In August 2019, all competitors within 10 miles had an occupancy of 90% or higher. Harris county permits for this expansion have been approved and the site is shovel ready with an option to build to suit.
