It is our intent to develop (4) pad sites on what we feel like is the best retail location in the Centerton, AR trade area. Located in the NWA market, Centerton is the sixth fastest-growing city in the United States among cities with at least 20,000 residents. With its population increasing 11.2% from 2022-2023 and its tight connection to Bentonville, which was recently dubbed the “New Capital of Cool” by the Wall Street Journal, this growing city is an ideal location for any business. This development opportunity sits just 4 miles off I-49 at the signalized intersection of E. Centerton Boulevard and Greenhouse Road, lending it exposure to 32,000 car per day. In addition, the site is adjacent to the entrance of two major draws — the newly-built Watercolors of Centerton, which won Best of NWA 2023, AND the top performing Wal-Mart Neighborhood Market in the county in 2020. For Lots 1-3, developer is willing to Build-to-Suit or Reverse Build-to-Suit based on a 9% return on total project cost with the lots themselves being valued at $20 per square foot.
