This offering poses signifigant development potential for a much larger building. The Palm's restaurant has been in business since 1973 at this location. While the sale will include the building and all the fixtures and equipment the potential for a higher and better use is present. The lot is just under 35,000 SF and the existing building is 2,352. Glendora has a new proposed specific plan that includes this property. According to Planning the use will not change much under the new plan but the FAR will go to .5 from .35 now. Parking ratio will remain 1:250 for office and retail and 1:200 for medical (all zoning details should be verified with the City, not guaranteed). While the increased FAR may allow up to a 17,500 foot building the parking ratio will no doubt drop it down to between 10,000 and 12,000 SF utilizing a 2 story footprint.
