Rent Types
The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. The rent type will vary depending upon the services provided. For example, triple net rents are typically lower than full service rents due to additional expenses the tenant is required to pay in addition to the base rent. Contact the listing broker for a full understanding of any associated costs or additional expenses for each rent type.
1. Full Service: A rental rate that includes normal building standard services as provided by the landlord within a base year rental.
2. Double Net (NN): Tenant pays for only two of the building expenses; the landlord and tenant determine the specific expenses prior to signing the lease agreement.
3. Triple Net (NNN): A lease in which the tenant is responsible for all expenses associated with their proportional share of occupancy of the building.
4. Modified Gross: Modified Gross is a general type of lease rate where typically the tenant will be responsible for their proportional share of one or more of the expenses. The landlord will pay the remaining expenses. See the below list of common Modified Gross rental rate structures: 4. Plus All Utilities: A type of Modified Gross Lease where the tenant is responsible for their proportional share of utilities in addition to the rent. 4. Plus Cleaning: A type of Modified Gross Lease where the tenant is responsible for their proportional share of cleaning in addition to the rent. 4. Plus Electric: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the electrical cost in addition to the rent. 4. Plus Electric & Cleaning: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the electrical and cleaning cost in addition to the rent. 4. Plus Utilities and Char: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the utilities and cleaning cost in addition to the rent. 4. Industrial Gross: A type of Modified Gross lease where the tenant pays one or more of the expenses in addition to the rent. The landlord and tenant determine these prior to signing the lease agreement.
5. Tenant Electric: The landlord pays for all services and the tenant is responsible for their usage of lights and electrical outlets in the space they occupy.
6. Negotiable or Upon Request: Used when the leasing contact does not provide the rent or service type.
7. TBD: To be determined; used for buildings for which no rent or service type is known, commonly utilized when the buildings are not yet built.

The year was 1982. Jim Disbrow and Scott Lowery had recently moved to Ohio from Buffalo, New York. All was fine until one day when the two were craving wings. Not just ordinary wings, but authentic Buffalo, New York-style chicken wings. With none to be found nearby, Jim and Scott had two choices: road trip to New York, or open a wing joint close to home. Lucky for them, they chose the latter. Hence, the beginning of Buffalo Wild Wings & Weck, now Buffalo Wild Wings®, the welcoming neighborhood atmosphere with a front-row seat for every sports fan that offers mouth-watering signature sauces and seasonings.

About the Property
Join this landmark open-air lifestyle center and tap into its strong regional consumer base by leasing one of the premier retail suites offered by Lamar Companies. Alamance Crossing’s performance in the market is unmatched, ranked first out of nine power centers within a 50-mile radius, and among the top 1% of shopping centers in North Carolina in terms of foot traffic. Recording over 7.5 million visitors in 2024, this immense traffic is driven by the center’s anchors like Belk, Barnes & Noble, and Carousel Cinemas, plus neighboring shadow anchors, including BJ’s, Dick’s, JCPenney, Dillard’s and Hobby Lobby. The large-scale, daily-use tenants compliment a mix of national retailers and dining options, including Victoria’s Secret, American Eagle Outfitters, LOFT, Talbots, Red Robin, Buffalo Wild Wings, Cold Stone Creamery, and more. These form a destination that attracts both regular consumers and passersby, thanks to the center’s prominent location. Situated between the Greensboro-Winston-Salem-High Point and Raleigh-Durham-Chapel Hill markets, tenants serve a combined trade area of over 3.8 million residents. This commutable central location, combined with a high quality of life, has made Burlington a sought-after destination for residents, with rising incomes and rising population growth rates. This part of Burlington, in particular, has seen substantial growth as total households within a 3-mile radius of Alamance Crossing rose by 12% from 2020 through 2024. This area also tends to attract more affluent residents due to its proximity to high-income employers, such as Alamance Regional Medical Center and Elon University. Alamance Crossing maximizes brand exposure to the market with visibility from both Interstate 40 and University Drive.
