1st Floor
The 5000 5700 ft.² more or less located in this building have been continuously occupied until December of last year from 1960. In that year, National Cash Register came into Charleston and had this place as their regional distribution showroom and equipment servicing facility they moved to larger quarters about 20 years later, and a company called Compton Machines moved in to take over. The beauty of the building and the space is that it is well located near the West Moreland intersection of I77 and access to all the interstates around Charleston is almost immediate. The space contains admin areas for administrative personnel, offices for salespeople, a spacious showroom for display, a warehouse area for inventory, and the shop, access by a garage door. It is truly a place where somebody who needs all those functions can be very well situated. It has been a wonderful building for the machine business for 65 years 65 years and is ready for the next iteration. The rental is very reasonable and the only expense that anybody would have would be to share the dumpster cost and the utilities which are separate. The real estate taxes and insurance and maintenance on the building is taken care of by the landlord. There is free parking on the street in front, and dedicated parking on the side. This is a great all building that's got a lot of life left in it.

Rent Types
The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. The rent type will vary depending upon the services provided. For example, triple net rents are typically lower than full service rents due to additional expenses the tenant is required to pay in addition to the base rent. Contact the listing broker for a full understanding of any associated costs or additional expenses for each rent type.
1. Full Service: A rental rate that includes normal building standard services as provided by the landlord within a base year rental.
2. Double Net (NN): Tenant pays for only two of the building expenses; the landlord and tenant determine the specific expenses prior to signing the lease agreement.
3. Triple Net (NNN): A lease in which the tenant is responsible for all expenses associated with their proportional share of occupancy of the building.
4. Modified Gross: Modified Gross is a general type of lease rate where typically the tenant will be responsible for their proportional share of one or more of the expenses. The landlord will pay the remaining expenses. See the below list of common Modified Gross rental rate structures: 4. Plus All Utilities: A type of Modified Gross Lease where the tenant is responsible for their proportional share of utilities in addition to the rent. 4. Plus Cleaning: A type of Modified Gross Lease where the tenant is responsible for their proportional share of cleaning in addition to the rent. 4. Plus Electric: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the electrical cost in addition to the rent. 4.
