DESCRIPTION

This 227± acre development tract is one of the largest contiguous blocks of land located within the City of Klamath Falls Urban Growth Boundary having Industrial Zoning, and can be purchased in its entirety, or in two parcels. The property has a strategic location along Southside Bypass (Highway 140) which provides excellent access west to Medford, I-5 and Highway 97, north to Bend, and south to Northern California and I-5. Auction Property 110 is a 191± acre site with frontage along Washburn Way on the east, and Southside Bypass and Tingley Lane to the west. Auction Property 113 is a 36± acre site with access from Southside Bypass at Tingley Lane. Union Pacific Railroad is along the western boundary of the property. Auction Property 110 is 191± acres. It has two cell tower leases -- with U.S. Cellular, and New Cingular Wireless -- and a 26± acre solar farm lease that generated income of $61,084 in 2019. In addition, there is a grazing lease, home, and barn, all leased to a contractor, which generates an additional $9,500. Total annual lease income for the property is $70,500, which provides an estimated net 5% cash return after real estate taxes. Currently, the property is classified as farmland, and annual taxes are less than $3,500. There is an operating permit for a rock pit (DOGAMI #18-0099) that covers an estimated 56 acres located in the northern part of the property, near the cell towers. An estimated 8.9 acres have been disturbed, and are currently not active. Main access to the 191± acres is from Washburn Way. Additional access is to the northwest section at Tingley Lane and Southside Bypass. The northern 75 acres is a combination of hillside and rolling topography, and has the cell towers, rock pit, and older improvements which are leased to the contractor. The balance of 116 acres south of the irrigation canal is level, and includes 26 acres leased for the solar farm. Portions of the remaining land could be developed for industrial uses for warehouse, distribution, and manufacturing, with a common entry from Washburn Way. A Wetland Delineation Report prepared by Seller shows a total of 9.8± acres of wetland, located in the southeast corner of the property, ODSL ED# 2015-0223. Copy of report is part of Supplemental Information Package. There are water rights for irrigation from Klamath Irrigation District (KID) and Klamath Basin Improvement District (KBID) which cover 140± acres. The property is not currently served by public water or sewer, and will need to be annexed into the City of Klamath Falls. Auction Property 111 is a 36± acre irregular shaped site along southwest side of Southside Bypass (Highway 140), with frontage along Tingley Lane. Union Pacific Railroad is along the western boundary and provides option for a rail spur. Zoning will allow development for industrial uses. Knife River has an aggregate and batch operation adjacent to the site. An irrigation canal bisects the tract, and there is an estimated 30 acres of water rights for irrigation. Auction Property 111 is not currently served by public water or sewer and will need to be annexed, as in the case of Auction Property 110. Both Auction Properties are within the Enterprise Zone, and qualify for certain incentive packages. Klamath County Economic Development Association (KCEDA) is the lead economic development organization in the county, has incentive programs, and can assist in fast track permitting.
