Property Details - Attached is the flyer for the 15.07 +/- acres of commercial property in Jarrell. - This property is in Jarrell's ETJ, currently no zoning required. - I am estimating the floodplain to be @ 4.8 acres of the 15.07 +/- acres. I would highly suggest getting the opinion of an engineer to clarify those numbers as I am not an expert. - There are 2 and 3" water lines surrounding the perimeter of the property. The developer would need to work with Schwertner WSC to get the capacity of those lines. - A 15" sewer line runs across the property (see waterline PPT). The city is in the process of upgrading the sewer lines. - The latest survey is on the last page of the flyer to show a road going through the commercial piece. It is owned by the MF subdivision that is being built behind the commercial property. There will be 2 hard corners if and when the group completes the road. - I've also attached a map that shows everything circled in blue to be developed for SF and/or MF within the next few years. The city is also hoping to bring a Domain-type center close to this location.
