It is also walking distance to shops and restaurants on Greenwich Avenue. Security is provided 24 hours per day seven days per week. During normal business hours Monday through Friday, the property is staffed with a site manager and two security officers. A Sonitrol card system automatically locks building entrance and garage entrance doors from 6PM until 7AM and all hours on weekends. Parking garage entrance gates require card access at all times. B and C level parking garage areas contain 17 panic call boxes, which are clearly marked and attached to red painted columns. These emergency devises ring to the building two security desk. The surveillance system is comprised of a digital recording system with 13 fixed cameras and 1 pan and tilt camera. The service elevator is secured from responding to tenant floors two through four. A security intercom system is used for personnel who require access to these floors. The intercom system will buzz the concierge who has the control to send the service elevator to the upper tenant floors. Each elevator (passenger and service) has a capacity of 3,500 lbs. and a speed of 200 feet per minute. The loading dock is located on the south side of Two Greenwich Plaza and is accessible to both buildings via the service elevators that respond to the A parking level. Heating/Ventilation/Air Conditioning HVAC Heating System: Both office buildings are centrally heated by two (2), York-Shipley, water tube, low-pressure steam producing boilers, which have a capacity of 300HP each. Steam is delivered to the air-handling units and converted to hot water for delivery to the fan coil units. The fan coil units are 200CFM-600CFM in capacity, manufactured by Trane and each zone is equipped with a steam to hot water converter. Cooling System: The base building HVAC system is centrally cooled by two (2), water-cooled centrifugal chillers located in the mechanical penthouse of One Greenwich Plaza. Both chillers are manufactured by York and have a cooling capacity of 500 tons each. Heat rejection from the chiller system is via a cooling tower mounted on the roof of One Greenwich Plaza. Each building is served by exposure zoned, perimeter, 2-pipe fan coil units.
