Executive Summary

2 Waterside Crossing presents the opportunity to acquire a 92,774-square-foot, Class A, multi-tenant office asset in one of Greater Hartford’s most established corporate corridors. The property is currently ±76% occupied, providing immediate cash flow with a clear path to income growth through the lease-up of approximately 21,400 square feet of existing vacancy. In-place rents of approximately $12 per square foot compared to market leasing comps in the $16–$18 per square foot range, supporting a defined mark-to-market opportunity.

Situated on a 6.59-acre waterfront site, the property delivers a workplace environment that stands apart within the market. Uninterrupted window lines provide abundant natural light throughout the building while offering tranquil views of two man-made ponds and professionally landscaped grounds. The asset features large floor plates, multiple passenger elevators, an upscale lobby with high-end finishes, 24-hour secure access, and ample parking, creating a high-quality office setting capable of attracting and retaining a diverse range of tenants.

2 Waterside Crossing benefits from exceptional regional connectivity, with convenient access to Interstate 91, Bradley International Airport, and Downtown Hartford, which is just 11 miles away. Its highly visible location along Blue Hills Avenue also provides exposure to more than 13,800 vehicles per day.

The property is located within Griffin Office Park, a master-planned development at the center of Windsor’s Day Hill Corporate Area, a 3,000-acre commercial and industrial hub that continues to evolve into one of Connecticut’s most dynamic business districts. The area is home to major corporate occupiers including Amazon, HomeGoods, Home Depot, Target, Cigna, and The Hartford, reflecting its strong appeal to employers across a variety of industries. Further enhancing its value, the park has approved plans for over 350 new multifamily residential units.

The investment is further supported by favorable market fundamentals. Office vacancies in the surrounding market have declined by 5.3% year-over-year, while no new office product has been delivered in the past decade, underscoring the scarcity of Class A space in the area. Average annual rent growth of 1.7% over the past five years reinforces the market’s stability and leasing potential. Additionally, the surrounding 10-mile trade area contains a growing population of more than 347,000 residents, a highly educated workforce exceeding 263,000 people, and more than 25,900 businesses. With over 40% of residents holding a bachelor’s degree or higher and average household incomes surpassing $114,000, the market offers a deep pool of talent that supports ongoing occupancy and long-term investment performance.

Harrison Klein, First Vice President
Harrison leads The Klein Group, focusing on industrial, office and adaptive reuse opportunities in New England. He was the top producing agent in the Boston office of Marcus & Millichap in 2019, won the Connect CRE’s 2021 next generation award, and leads one of the top teams in the Boston office. By focusing on his clients full set of needs, not just selling a building, Harrison often identifies creative solutions for his clients. Mr. Klein expects to build long term relationships where he can add value at purchase, during the holding period and during the sale/exchange.

The Klein Group (TKG) was founded in 2018 and has quickly expanded to four agents and a marketing coordinator. Focusing on Industrial, Office and Adaptive Reuse properties within 1.5 hours of Boston, the team has quickly eclipsed $100 million in sales and thirty transactions. By operating as a collaborative team they are able to maximize exposure for their exclusive inventory. Through their connections to agents in the New York City offices they regularly source offers from New York investors looking to enter the New England Market. Through mentorship Harrison has grown his organizations reach, skillset and diversity of ideas.

Harrison was first exposed to real estate investments as a child, collecting quarters from the laundry machines at his family's property. With no “real” jobs available in 2010 when he graduated from The University of Miami, Harrison joined Sperry Van Ness and quickly fell in love with the brokerage business. In Miami, he focused on distressed transactions, completing over 150 distressed sales in five years. In 2016 he moved back to Boston and quickly got to work building what would become The Klein Group.

When not helping his clients achieve their goals, Harrison can be found cycling, hiking in the White Mountains and spending time with his son Theodore and wife Laura.
