Most other small units in the market do not have central heat. (Your employees might bring in costly electric heaters, then forget to turn them off at night. For every one thousand square feet that you use, you get almost three parking spaces. Most industrial buildings that you rent offer only one or perhaps two parking spaces for one thousand square feet. ACCESS: Great Access to Two Major Freeways. You are only four minutes from the Santa Ana and the Riverside Freeways. The north/south and east/west arteries for Orange County. DESIGN: The Design is Excellent. With showcase quality offices in front, easy to reach handicap bathrooms directly behind and a wide front to back ratio (only 60 feet deep) makes the unit very efficient. PARCEL LOCK BOX: You Get Free Parcel Lock Box. In addition to a mail box, this is the only center in the area that offers free postal parcel lock. It is nice to know that what you mail, gets mailed, and what is sent to you, you receive. Unfortunately, this is not the case in other business parks. Experienced users know the value of this. ELECTRICAL: All units have 120/208 volts, three phase, four wire, a minimum of 100 amps. This is one of the most efficient systems available. 120 volts are for the office plugs and lights, and the 208 are for your machines. Three phase is superior for electrical equipment versus the more common single phase. All units have a minimum of 100 amps. The standard for older industrial units could be single phase and only 60 amps per unit. LANDSCAPING New Landscaping is Excellent. Lots of landscaping makes it a nice place to work or to have customers and guests visit. A soothing green belt. FIRE SPRINKLERS Fire Sprinklers save you money. This keeps your insurance costs down. Your next door neighbor’s fire could put you out of business without fire sprinklers. Of course, it is an absolute necessity for some users such as woodworking, auto, etc. to have a sprinkler system. SKYLIGHT All Units Have a Minimum of One Skylight. Save electrical and bulb replacement cost by taking advantage of natural lighting. PEACE AND QUIET Peaceful Enjoyment. You have enough competitors and government inspectors driving around. It is nice to know that you are not on a main street that makes it easier to inspect you. Out of sight, out of mind. Of course, if you need an inspection, it is only a phone call away. CITY Fullerton is Pro-Business. Fullerton has one of the lowest business license fees in the state with a “maximum” first year fee of only $40. “Minimum” business licenses fees for the “smallest” companies in Orange County are in the one hundred dollar range, with some cities charging up to $273.00 (Los Alamitos). In a special election on June 8, 1994, Fullerton recalled the mayor and two council members who voted for a business utility tax increase of only two percent. The people of Fullerton know that you can not be pro-jobs and anti-business. The city also has an Economic Development Department with an active Chamber of Commerce protecting your business interest. Finally, Fullerton has five colleges, an art center, airport, regional hospital, its own library, and one of the lowest crime rates in the nation. Sunny Hills High School repeatedly scores among the top three in Orange County. It is a fine city to live, work and play. SECURITY Security is Excellent. You’re on a quiet cul-de-sac. This alone creates a great deal of security. You are also surrounded by large fenced users. Hunt Wesson and Guardian Industries are great neighbors. It is nice to know that on the other side of your fence are professional security guards. “There has not been any burglary in the park’s entire history!” (Fullerton Police Department).
