Fieldstone Farm Resort is a 170 acre resort and recreational facility in Richfield Springs, NY. Richfield Springs is located minutes from historic Cooperstown in the Leatherstocking Region of Upstate New York. The resort consists of 20 residential units, ranging from one to three bedrooms, each with full-size kitchens, living rooms and bathrooms. The resort can accommodate a total of 120 people per night. Fieldstone Farm Resort offers a wide range of amenities, which are listed on the accompanying Summary. CURRENT USES OF FIELDSTONE FARM RESORT One of the primary sources of Fieldstone Farm’s revenue is the Cooperstown Dreams Park baseball program. Each summer, the Dreams Park program brings thousands of Little League age baseball players, their families, and coaches to the Cooperstown area. The resort has played a major role over the years by hosting the parents and families of the ballplayers. However, Dreams Park participants are by no means the only source of the Resort’s revenues. Each year, the Resort welcomes back loyal guests, some of whom have been making Fieldstone Farm their summertime getaway for thirty years or more. Of course, we also host many guests who stay with us while they are visiting the other attractions of Cooperstown, including the National Baseball Hall of Fame, the world-renowned Glimmerglass Opera, Lake Otsego (made famous by James Fenimore Cooper’s Leatherstocking Tales), several local breweries, area concert venues, and the region’s many museums and restaurants. In the fall, our spectacular Upstate New York location attracts many fall foliage enthusiasts, birdwatchers, and hunters. POTENTIAL USES OF FIELDSTONE FARM RESORT Although the above activities have provided the basis for the Resort’s profitable operation for several decades, there are an almost unlimited number of potential uses of the property that would enhance profitability even further. These uses would be in addition to, and not exclusive of, present operations. Among these are the following: ? Weddings, Banquet and Event Facilities The Resort could easily be developed to accommodate several hundred people for weddings, family celebrations, and church and scout retreats. In fact, without any marketing in this area whatsoever, the Resort has hosted several large weddings over the years, with great success. If properly marketed, this would be a significant source of increased revenue. ? Corporate Retreats/Trade Association/Professional Association Events More and more corporations, trade associations, Chambers of Commerce, bar associations, and other professional organizations are looking for alternatives to expensive hotels and resorts. Fieldstone Farm Resort would be a great location in the summer or fall for these types of gatherings. ? Hops Farm or other Agricultural Use Upstate New York State has seen an explosive growth in microbreweries. Accompanying this growth has been a significant push in the state legislature for regulations that will require these breweries to use native, New York-grown hops. Whether this requirement becomes law or not, there is a significant demand for this crop. In fact, Fieldstone Farm Resort was used as a hops farm in the early 1900’s. ? Concerts, Public Performances, Outdoor Movies, etc. The topography of the Fieldstone Farm Resort lends itself to outdoor concerts, plays, and other public performances. The Resort contains a natural amphitheater which would provide a beautiful concert experience. Of course, such an event would also generate overnight stays and would itself be a marketing opportunity for the Resort’s other attractions.
