Berkeley is a midsized East Bay submarket located north of Oakland and Emeryville. Encompassing a little over 6.4 million SF of office space between the Berkeley Hills and Berkeley Marina, the submarket’s largest office node is centered close to the Downtown Berkeley BART station, just a few blocks west of UC Berkeley. The majority of Berkeley’s office inventory is composed of older 1 & 2 and 3 Star properties. A healthy volume of leasing to some notable tenants over the last couple years has helped bring down vacancy to 5.3% even with a couple of large projects delivering in the last few years. Rent growth has historically lagged behind the East Bay market average, but maintains some of the highest rent in the metro. .
