DESCRIPTION

Rarely available C4 zoned corner lot with close proximity to Collier County courthouse. Additionally, this parcel is part of the Gateway Zoning overlay. This overlay includes additional uses to include, but not limited to used car lots, which are traditionally only allowed in the C5 zoning in Collier County. Commercial District (C-4). The general commercial district (C-4) is intended to provide for those types of land uses that attract large segments of the population at the same time by virtue of scale, coupled with the type of activity. The purpose and intent of the C-4 district is to provide the opportunity for the most diverse types of commercial activities delivering goods and services, including entertainment and recreational attractions, at a larger scale than the C-1 through C-3 districts. As such, all of the uses permitted in the C-1 through C-3 districts are also permitted in the C-4 district.
