The Zip Code: 91107 The building has a fenced area along the west side of the parking lot area & building, from the sidewalk to the north - west corner of the property & building itself. Also, a rear fenced area, running the full length of the rear of the property, along & behind the building. At the north – east corner of the building & property, a wall runs the length of the east side of the building & parking lot, north to south. The wall is approx 4 feet tall & higher towards the street. Approx. 4 feet from the south end of the wall, and approx 6 inches from the sidewalk, is a chain pole. This is where the main driveway is located, connecting with Colorado Blvd. This chain pole, is across from the east parking lot light pole. This, to run a chain, so to block the driveway from vehicles entering the parking area, if need be. The west driveway is not to be used. There is a wall which blocks the view of pedestrians walking east on the sidewalk. A chain now blocks that west driveway, and runs across to the 3rd east light pole, across the front of the parking area. There is also a larger pole, that was once used for a large business sign, which hung over the city sidewalk. This type of sign, is not permitted by the City Of Pasadena. The building has cold water service, to the bathroom, which has a toilet & small sink. Also, a small window opens to the outside. The bathroom is on the west side of the building. A single hose water faucet is also, on the west outside of the building. There is no gas service to the building. The buildings electrical is at 120VAC. It can be set up for 220VAC if required. The electrical box is located in office #1, on the south – east corner of the wall. This was inspected & updated in 2017. There are two wall mounted, Air Conditioning units, one in office #1, and one in Office #3. Both run on 120VAC. Office #1 has a suspended ceiling, with modern lighting. There is a lighted sign, that runs along the top, front of the building. Approx. size is: 41 feet long by 3 Feet wide, or from top to bottom. The front of the building, corner to corner, is 42 feet, 2 inches wide. There are three light poles, that are spaced & run along the front of the parking lot, near the sidewalk area. These poles can be retro-fitted to handle modern lighting. There is also one pole, along and against the west fence, at the center of the parking lot area. This pole can be retro fitted for modern lighting, or be removed if need be. It does not hinder any of the parking. At the front of the building, are three ( 3 ) front doors, that are entrances, for each separate office. Offices two & three, connect from the parking lot area, to two ( 2 ) steps. Office #1 has a double, French style doorway, from the parking area, to a walking or cargo type ramp. The door and or wall itself, can be changed to suit the tenant’s needs. The ramp cannot be removed. The steps run on the west side, one ( 1 ) half of the front of the building. The ramp, runs on the east side, one ( 1 ) half of the other side of the building. The parking lot area has not been certified by the State Of California for Handicapped parking. The parking lot area has not been certified for parking spaces, by the City Of Pasadena. This property is not zoned, or to be used for a: restaurant, bar, liquor store, market, *marijuana dispensary or massage parlor. The applicant must check with the owner, and the City Of Pasadena Planning Dept. to see what is acceptable, and what zoning codes that might, or could be modified to suit applicants business. Businesses that may apply are: delivery, office, electrical, plumbing, architectural, printing, light commercial, auto detailing, auto sales, leasing, rentals & so-on.
