Long-standing, established gas station and convenience store situated on just over an acre on the east side of Green Bay. Built in 1999, with exterior renovations in 2008, the 5,570-square foot facility houses the 2,710-square foot convenience store and 2,860 is leased to A&W. The building has 600-amp electrical service, gas-fired forced-air heat with air conditioning, security cameras and the c-store hosts a walk-in beer cooler and built-in coolers. There is a 1,140-square foot, single bay car wash with a Laser 4000 wash system. The covered fuel island features six duel fuel dispensers with multiple grades of gasoline and two underground storage tanks that hold a total of 20,000 gallons. University Shell has been a successful operation for an extended period of time, with 10,100 vehicles passing by each day. From 2014 to 2016, fuel sales increased from 1,114,921 to 1,225,506 gallons or about 9.9%. Store sales also increased from $1,388,086 to $1,514,733 or about 9.1% during that time. 2017 included some leveling off of income with total profit down only 6%, likely due to a new Kwik Trip down the street taking some business in terms of both gasoline and inside sales, but the facility should remain quite viable in the long term. The attraction to A&W will likely keep business strong after the leveling off period.
