Description
Positioned in Piketon, Ohio, these two adjoining parcels—Pike County Parcel Nos. 210138000000 and 210592000000—offer a contiguous land opportunity in one of Southern Ohio’s most rapidly emerging technology, energy, and infrastructure corridors. Offered together, the parcels provide flexibility for future development, investment, commercial, industrial, or supporting service uses, subject to zoning and all required governmental approvals. Piketon is gaining national attention following the announcement of the PORTS-Pike Technology Campus at the U.S. Department of Energy’s former Portsmouth Site. SB Energy, a SoftBank Group company, is developing what the U.S. Department of Energy has described as the world’s largest artificial-intelligence data center, planned as a 10-gigawatt campus with dedicated power and substantial supporting infrastructure. U.S. Department of Energy OpenAI has entered into an agreement for approximately 10 gigawatts of computing capacity at the campus, with NVIDIA serving as the exclusive AI-compute infrastructure provider. SB Energy is expected to build, own, and operate the data-center facilities under a long-term lease arrangement with OpenAI. The project is anticipated to generate extensive construction activity, permanent employment, supplier demand, and long-term investment throughout Pike County and the surrounding Southern Ohio region. OpenAI NVIDIA The technology campus is also expected to be supported by major new energy and utility infrastructure, including planned power-generation capacity and significant electric-transmission improvements. These investments have the potential to further establish the Piketon area as a nationally important location for artificial intelligence, high-performance computing, advanced manufacturing, energy production, and related service industries. Beyond the data-center development, Piketon continues to build upon its longstanding nuclear-energy and national-security legacy. Centrus Energy is undertaking a major expansion of its Piketon uranium-enrichment facility to increase production of low-enriched uranium and High-Assay, Low-Enriched Uranium—an advanced fuel required by many next-generation nuclear reactors. The expansion is supported by a $900 million U.S. Department of Energy task order and is expected to generate substantial construction and permanent employment. Centrus Energy Oklo is also advancing plans for a scalable 1.2-gigawatt advanced nuclear-energy campus in Southern Ohio, supported by an agreement with Meta. The proposed project is intended to provide reliable power for expanding data-center and digital infrastructure needs while reinforcing the region’s position in advanced energy development. Oklo Together, these public- and private-sector investments are positioning Piketon and Pike County at the intersection of artificial intelligence, digital infrastructure, nuclear technology, domestic uranium enrichment, advanced manufacturing, and large-scale energy production. As development progresses, demand may increase for commercial services, contractor and supplier operations, workforce-supporting businesses, industrial facilities, housing, and other complementary uses. These adjoining parcels present an opportunity to establish a presence within this evolving regional growth corridor. Buyer is responsible for independently verifying acreage, boundaries, access, utilities, zoning, development requirements, and suitability for the intended use. All future projects, investments, employment projections, and development timelines referenced herein are based on publicly announced plans and remain subject to change.
