This destination park offering is nestled in the Trinity Alps Wilderness Area with the Trinity River running through the 19+ acre parcel. The park is located 73 miles northwest of Redding along a beautiful and scenic stretch of Hwy 299. The town of Weaverville lies 40 miles to the east and Eureka is 73 miles west of the park. The park is permitted for 59 sites with seven mobile home sites, 50 RV sites with drains and two RV sites without drains. The owners doublewide manufactured home occupies two of the sites and it, along with one other doublewide home, goes with the sale. The park has a site built store/registration and recreation center and two site built laundry and shower buildings. There are five cabins onsite and three new sites available close to the river for additional rentals. This rural property is served by well and five septic systems. The park’s property runs through the river and across providing riparian rights to the Trinity. Water rights with a source from Pelletreau Creek dam across Hwy 299 are also included with this sale. The seller currently holds D2 and T2 water operator licenses. Roads are in good condition with regular grading and maintenance of the rock and crushed and packed asphalt. Rents are $275 a month for the four rented mobile home sites. RV site nightly rentals are $35. The DW is in rent ready condition and would rent for $650 a month; however, the seller wishes to limit the number of long term tenants and so keeps it for larger groups to rent on a nightly/weekly basis. The park also owns one 30’ RV which would rent for $400 monthly but rents nightly currently. There are two apartments attached to the store and registration building that rent for $390 and $200. Seller’s brother lives in one of the two apartments at this time. Weekly and monthly renters pay for their metered electric usage. 32 of the RV sites are designated as Weekend Warrior sites which are rented monthly for $175. This park has been owner managed and operated by the same family since 1998 and the owners are selling to facilitate a move to Wisconsin. The park helped create and support a great life for a family for over twenty years. Improvements were made using cash flow to fund reinvestment into the park.
