Perfect location just 12 miles north of Hill City and just a half hour to Rapid City! Close to a lot of the attractions in the Black Hills. All rooms have satellite TV and DVD players and air conditioning/heat. Two rooms have Jacuzzi tubs and two have personal outdoor hot tubs. Wine and Beer license will transfer at closing. Professional reception area for signing in. Updated phone system. Large laundry and storage area 2 washer and 2 dryers – plus 5 storage rooms on lower level. Two Kitchens – one former commercial one fully stocked with cookware, utensils, knives, prep tables, walk in coolers, etc… that the owners use. In the separate Musekamp’s Grill and Pub building there is a new full commercial kitchen. There is indoor seating for 25 and then outdoor seating – not fully winterized so only open in the summer. This business could be developed much more if cooking is your specialty, or you could lease it out and not have it to do at all. Large manicured lawn and darling gazebo that has been used some for weddings. Would make a great destination wedding venue if that is your dream. Great parking can hold 50 or more vehicles. So many options! Here are some thoughts on B and B’s to keep in mind when deciding if this property is a good fit. Financials for this and most bed and breakfasts do not qualify them for traditional commercial loans as traditional loans are not designed to take into account that you get to live on site and enjoy the property and location personally. So this means that a purchaser has to have a substantial down to get a loan.
