This 84-key Americas Best Value Inn is located in Knob Noster, Missouri at the intersection of US Highway 50 & Highway 23. The City of Knob Noster is located in Johnson County, MO. The location is less than 20-miles south of I-70 & approximately 60-miles east of Kansas City, Missouri. Convenient to a variety of local demand generators, the ABVI is 2-miles from Knob Noster State Park, 4-miles from Whiteman Air Force Base, 11-miles from the University of Central Missouri, and-19 miles from the Missouri State Fairgrounds. Whiteman Air Force Base is the largest area employer and demand generator. The base employs 7,600 and the ABVI is the nearest hotel to the base. Other major area employers include the University of Central Missouri (1,172 employees), EnerSys Energy Products (657 employees), Dollar Tree Distribution Center (550 employees) and Western Missouri Medical Center (546 employees). All guest rooms offer a 40” LED TV, modern furniture, microwave, mini-fridge, and a coffee maker. Common area amenities include breakfast, an outdoor pool, fitness center and a meeting room. The property is 100% non-smoking. Ownership has made a number of improvements to the property including 23 HVAC units and new lock system in 2018. In 2016 carpet in the guest rooms was replaced and new water heaters were purchased for both buildings. A Quality Inn PIP is available for investors interested in an alternative flag. While the PIP is expansive there is potential for upside as there is presently not a Quality Inn property in Warrensburg or Sedalia which are the markets to the east and west of Knob Noster on Highway 50.
