Rent Types
The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. The rent type will vary depending upon the services provided. For example, triple net rents are typically lower than full service rents due to additional expenses the tenant is required to pay in addition to the base rent. Contact the listing broker for a full understanding of any associated costs or additional expenses for each rent type.
1. Full Service: A rental rate that includes normal building standard services as provided by the landlord within a base year rental.
2. Double Net (NN): Tenant pays for only two of the building expenses; the landlord and tenant determine the specific expenses prior to signing the lease agreement.
3. Triple Net (NNN): A lease in which the tenant is responsible for all expenses associated with their proportional share of occupancy of the building.
4. Modified Gross: Modified Gross is a general type of lease rate where typically the tenant will be responsible for their proportional share of one or more of the expenses. The landlord will pay the remaining expenses. See the below list of common Modified Gross rental rate structures: 4. Plus All Utilities: A type of Modified Gross Lease where the tenant is responsible for their proportional share of utilities in addition to the rent. 4. Plus Cleaning: A type of Modified Gross Lease where the tenant is responsible for their proportional share of cleaning in addition to the rent. 4. Plus Electric: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the electrical cost in addition to the rent. 4. Plus Electric & Cleaning: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the electrical and cleaning cost in addition to the rent. 4. Plus Utilities and Char: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the utilities and cleaning cost in addition to the rent. 4. Industrial Gross: A type of Modified Gross lease where the tenant pays one or more of the expenses in addition to the rent. The landlord and tenant determine these prior to signing the lease agreement.
5. Tenant Electric: The landlord pays for all services and the tenant is responsible for their usage of lights and electrical outlets in the space they occupy.
6. Negotiable or Upon Request: Used when the leasing contact does not provide the rent or service type.
7. TBD: To be determined; used for buildings for which no rent or service type is known, commonly utilized when the buildings are not yet built.

About the Property
Historic Club 87 is temporarily closed, as it prepares to enter an exciting new chapter. A rare opportunity awaits a qualified operator (tenant) to lease, operate, and manage this historic venue and define and shape its next era. Established in 1943 (over 80 years ago!!!) as a bar and nightclub (a honky tonk) it's the oldest bar in the local area and known for live music and has hosted many famous artists and bands throughout the years such as Hank Williams, Sr., George Jones, Bob Willis, Huey Buxton, and many others. Building size is approximately 4,112 square feet. Land parcel is approximately 3.814 acres in size which allows for an outstanding opportunity to easily expand overall operations in a very cost efficient manner if and when desired. The property is NOT located in a flood zone as verified by FEMA maps and has not received any flood damage or any other damage from any of the major weather events including Hurricane Delta, Tropical Storm Imelda, Hurricane Harvey, the Historic March 2016 Flood event, Hurricane Ike, etc. Huge existing outdoor beer garden with covered deck and custom built BBQ pit providing for an awesome area for outdoor activities (special events, community events, vintage and craft sales, festivals, entertainment activities, food trucks, games (cornhole, washers, etc.), etc.) which could also be easily expanded to increase overall capacity due to the huge 3.814 +/- acre land parcel size. Serviced with municipal sewer, municipal water, electricity, and high speed fiber internet. Lease also includes a variety of business personal property including custom built multi level stage for performers, bands, artists, and events – dancefloor with lights, spinning disco ball, etc. – giant horseshoe shaped (“U” shaped) custom built bar, etc. – stainless steel tables, upscale chic, modern, and custom built wall bench, chairs, barstools, designer wall art, etc. --- and much more!!! Operational revenue and profit drivers are from bar activities, food activities, and a variety of special events including private parties such as reunions, receptions, etc. Think about the profit margins on alcohol, food, and entertainment activities. Lease is super cheap at $2,195 per month on an absolute net basis. Deposit is $5,000. The property is a free standing single tenant retail property and the lease includes the building (4,112 +/- SF), the huge land parcel (3.814 +/- acres), certain business personal property, and the intellectual property (name, etc.) of Club 87. Located in a well established residential and commercial area just outside of the City of Orange within the Little Cypress area. Since the club is located outside the City of Orange city limits its location offers significant advantages including substantially lower property tax rates (43% higher property tax rate in the City of Orange!!!) as well as fewer regulatory requirements and is populated by numerous potential customers. Very close to the huge United States Gypsum – Orange Paper Mill (located less than a mile away) that is being modernized and expanded at an announced cost of $715 million along with the creation of 150 plus new direct jobs plus many other non direct jobs (subcontractors, vendors, etc.), County Line Rail’s Sabine River & Northern Railroad newly announced intermodal and maintenance facility (located less than a mile away), Cottonwood Energy electrical generation facility (located roughly two miles away) which Entergy is under contract to purchase for $1.5 billion with plans to create 50 or so additional new direct jobs and spend post acquisition of $310 million in capital expenditures including upgrades so many additional non direct jobs (subcontractors, vendors, etc.), the State of Texas Sabine River Authority’s (“SRA”) headquarters office, SRA’s new Environmental Services Division facilities including laboratory, and SRA’s Gulf Coast Division (all three located roughly a mile away). Additionally, Phase 1 of a master-planned restricted mixed-use development featuring both commercial and residential that is located less than a mile away is set to begin construction soon, although it has not been officially announced yet.
