This charming resort hosts 42 RV Sites of various hookups and has a natural 3-acre kettle lake that is over 100 feet deep. It also has 3 residential or visitor rental units and 4 camping cabins. Guests also enjoy the new coin-op laundry machines and the family style bath house which has radiant floor heat and on demand hot water. Lots of other amenities and tools of the trade come with this resort. The resort is currently owner-operated with employees and has great potential to be turn key. It has enjoyed steady revenue stream increases since its complete renovation back in 2009. Over 60% of it’s clientele are affluent Canadians who comes down to the U.S. to vacation and shop. The rest of the clientele are a mixture of US folks vacationing in N. Idaho for the beauty and waterfalls, or passing through on the way to Glacier National Park or the Banff area in Canada. There is also a growing regional clientele who camp regularly at the resort. In the past 3 years, the North Idaho area is booming with retirees moving to the area and staying at the park while building a house or buying property for months at a time. The property is zoned commercial 1/4 acre lots, making its potential limitless for the future. It currently hosts 42 RV Sites with a variety of full hookup, partial hookups, back-ins, big rig friendly pull throughs, and 5 premier sites that overlook the lake. The RV Resort currently caters to the Boomer crowd, offering a nightly wine bar on the deck overlooking the lake, good wifi, lots of walking space, plenty of turtles and fish to enjoy while feeding them off the dock, a 1000 square foot fenced dog park and 3 acres of free run area for the dogs too. The lake warms up in the summer and is very refreshing. It is a great little lake for floating, swimming, fishing and bird & turtle watching. The resort made a sizeable investment in 2017 adding a new rental cabin, 4 new sites, 3 Adirondack cabins (still finished the 3rd in 2018), and a variety of other capital improvements. For 2018, this business has already seen a revenue increase of over 15k in the first 2 quarters over 2017. The new cabin is currently rented and the new sites are filling up with reservations! There is still lots of potential for growth and increased revenue in this beautiful resort. They have a Tee Pee rental that still needs a deck and a tiny bunkhouse that is about 1/2 finished but have 85% of the materials to finish.
