DESCRIPTION
The sale includes both a 43 acre headquarters and a 205 acre dry pit in Northern Colorado, currently used as an operational aggregate mining pit and concrete mixing plant, among other uses. The 43 acre headquarters and processing facility is located at 122-126 Country Rd 15 in Walden, CO, 4 miles from town but outside the city limits. The property features a 60' x 100' heated metal shop with three phase power, deeded water rights, an updated wash plant, a Colorado Department of Agriculture approved scale, and other assorted equipment for the operation of the gravel pit and plant. The equipment includes an updated wash plant, grader, a 10,000 gallon EPA compliant fuel tank, and two dump trucks. The property is currently being leased by a redi-mix concrete company as a base of operations, while utilizing materials produced at the dry pit approximately 20 minutes away. Special permit use of the property allows it to be zoned for agriculture, sand and gravel extraction, commercial mining, and development of designated areas for mineral extractive and exploratory operations. The 205 acre dry pit is located at 13198 Colorado 125 in Rand, CO, approximately 17.5 miles from the headquarters.
