Fort Pierce reached its highest population of 46,437 in 2021. Spanning over 30 miles, Fort Pierce has a population density of 1,961 people per square mile. The 40 acre parcel in the R-4 Zoning District of the City of Fort Pierce will accommodate a variety of housing types, including conventional single-family development, duplexes, townhomes, and multi-family housing. Gross density is capped at 10 dwelling units per acre, and 12 dwelling units for 'Innovative Residential Development" with enhanced architecture, landscaping and building siting. The site has a Comprehensive Plan Designation as RM, Residential Medium density. For single-family development, a 60' lot width and 5,000 square feet are minimum criteria unless undertaking rezoning from R-4 to Planned Unit Development.
