DESCRIPTION- This 10.3-acre vineyard estate is a multi-faceted property. The property consists of a profitable four-suite Inn business, a working vineyard, and a contemporary owner’s residence. There are three buildings on the property totaling 9,154 SF: Main Estate (6,056 SF), Accessory building (1,306 SF), and an Equipment building (1,792 SF). The Main Estate building sits atop a ridge with views in all directions. The Main Estate includes an owner’s residence containing 2,960 square feet. Features in the owner’s residence include a vaulted ceiling great room, designer kitchen, catering kitchen, dining hall that seats 12 comfortably, a wine cellar, an office, two bedrooms and 1.5 baths. The owner’s residence has the opportunity to be converted for a non-resident owner into a two bedroom/1.5 bath Inn rental. Also in the Main Estate building are four Inn suites totaling 1,859 square feet. Each suite features its own private entry, bedroom, living area, bathroom, and outdoor covered sitting area. There are seven acres of Cabernet Sauvignon grapes and one and a half acres of Syrah grapes in the vineyard. The grape plants are planted in rows of 11-12 feet in width and the vines are planted 6 feet apart. The grapes were planted in 1998 and are twenty-one years old. The vineyard sits on a ridge facing south. Slopes on the property vary between 4-6%. The lowest point of the property is the southwest corner adjacent to Highway 12. The elevation at the southwest corner is 1,250 feet. The elevation at the top of the property is 1,360 feet. The vineyard is one of the higher elevation vineyards in Walla Walla Valley. Because it is a higher elevation vineyard it has not suffered winter cold damage like so many other Walla Walla vineyards. The soil profile of the vineyard is Walla Walla Loess, which basically means windblown soils composed of silt, sands, and clay. The depth of the soil at the well is 74 feet before hitting gravel and eventually basalt. The vineyard has been farmed sustainably. Compost and natural supplements are used to promote growth of the vines. No herbicides or pesticides are used in the vineyard. The grapes from the vineyard have been used by the owner to make wine. The wines made from these grapes have received 90+ scores from Wine Spectator, and gold and double gold awards from many wine competitions.
