The property is ideally located in the City of Lakeland at 2195 Harden Boulevard, Lakeland, Florida 33803. It is adjacent to the north of Azalea Park, a Holiday Retirement senior independent living facility and has an ingress/egress easement along Azalea Parks eastern boundary, providing access to Grasslands Boulevard to the south. One block south on the east side of Harden Boulevard, Lakeland Regional Health is expanding its outpatient facility, Lakeland Regional Health Grasslands Campus. They recently added a 60,000-square-foot building connected by covered walkways to its existing 20,000-square-foot building. The new building houses orthopedics, physical medicine and rehabilitation, outpatient rehabilitation, ear-nose-and-throat care, pulmonology or lung care, obstetrics-gynecology and primary care. The wound care area moved from Lakeland Regional Hospital into a portion of the existing building. Adjacent to the south of Lakeland Regional Health Grasslands Campus is Brookdale Oakbridge, a senior assisted living facility and Oakbridge Healthcare Center, a skilled nursing facility. The site is approximately one and one-half miles north of the Polk Parkway toll road, providing easy access to Tampa to the west and Orlando to the northeast. Grasslands Professional Park is approximately one mile north of Lakeside Village Mall, which is anchored by Kohls, Belk, Bed Bath & Beyond, Cobb Theatres Lakeside 18 & IMAX, Residence Inn by Marriott and Hampton Inn & Suites. The current zoning for Grasslands allows for up to a 114-unit adult congregate living facility with a maximum height of three stories and a maximum of 94,080 square feet. A right-in, right-out access to the assisted living facility north of Azalea Park is permitted at the existing median opening on Harden Boulevard, opposite the main entrance to Mas Verde (see Conceptual Site Plans F and F-1 on pages 8 and 9).
