Basement area has available storage space for Tenant. Landlord also utilizes a minimal amount of basement space for building supplies & equipment. Basement houses gas boiler for forced hot water heating, separate hot water heaters for 1st & 2nd floor tenants, gas meter, separate water meters and power circuit breaker panels for both floors of building. Electricity panels are separate for both tenants. Due to building systems, building supplies & equipment, Landlord requires accessibility @ all times for maintenance and emergency purposes.
In the event any additional improvements are contemplated by the Tenant they must be approved by the Landlord. Any new tenant signage must be approved by the Landlord and the City prior to instillation, the cost of which is the responsibility of the Tenant.
