About the Property
The Shops of Northern Wylie is located 36 minutes north of downtown Dallas. This region has experienced rapid growth, and by 2014, Wylie was ranked the thirteenth fastest growing population in Texas. The property is the southwest corner of FM 1378, at FM 2514. Both roads have been widened to a six-lane thoroughfare. This location is at the signalized crossroad of two major, regional thoroughfares and bound by the City of Wylie, to the southwest; the Town of Lucas, to the northwest; and the Town of Saint Paul, to the southeast and northeast. The Town of Saint Paul is dry, prohibiting beer and wine sales at the southeast and northeast corners. Both Saint Paul and Lucas have limited sewer capability, thereby limiting commercial development within their communities. The neighboring community of Parker prohibits commercial development, which limits retail competition up to five miles west. High barriers to entry have historically limited commercial development in the area. The Shops of Northern Wylie is a commercial island offering business owners an opportunity to capture consumers within an expansive trade area and maintain sustained levels of protectionism. Limited to no retail services exist for two miles south; five miles west; three miles east, up to the edge of Lake Lavon; and ten miles north, approximately half the distance to US three-eighty. The intersection is bound by several thousand existing high density residential homes to the south, with several thousand more lots planned immediately north and east. CVS has been constructed and is currently operating. There is one pad site available for ground lease and the site furthest south is being developed as a multi-tenant retail for lease (can be sold to another developer - currently, LOIs are executed/pending that represent 64% preleased). The site is zoned Planned Development, PD-10, and is ideal for fuel operations and banks; retail and professional services; automotive; and drive through and sit down restaurants.
