I represent a landowner and developer that are in the process of platting 65 townhomes/triplex lots in Conifer. The current plan has 72 units, there is a potential for up to 75 lots based on some additional off site requirements. For now, 65 lots is the minimum.
After plat approval the developer is planning on finishing the lots and selling them to a builder on a takedown. Finished lot is water, sewer, roads, stormwater management grading and dry utilities.
There will be a new Metro District created and owned by the developer. Water is provided by fully permitted comercial wells with an on site water treatment facility and an on site waste-water treatment plant. There will be NO tap fees.
All Triplexes are approximately 2,800 sf with a 2 car garage. 44 end units, 22 interior units, 2 level units with a first floor master.
We are looking for a builder to bring an offer to purchase finished lots on a takedown with a liquid deposit (10%-20%) released at plat approval/start construction and a 25% initial takedown (18 lots) at base pave.
