Historic Toganenwood Estate is on 4.6 acres with 75+ majestic mature trees, 900' river frontage (Canandaigua Outlet), beautiful perennial gardens, 9000sf barn, 4100sf house plus several out buildings. The Estate was added to the New York and National Registry for Historic Properties (Barn Complex) in 2009. All barn inventory (tables, chairs, lights, ceiling -window and floor fans, surround system, wifi, smart lights, rustic props, coolers, kegerators, outside covered bar, history wall framed photos, antiques, dressing room furniture, window dressings, gazebo, benches, water cooler and much more) is included in the sale. Most of the B&B furniture in the house (appliances, antique organ, chairs, stands, window dressings, framed pictures, towels, quilts, blankets, irons, hair dryers, refrigerators, microwaves, bedroom sets, claw foot champagne bubblers, ceiling fans, lighting, and much more) is included in the price. - - - We ran an upscale B&B for almost 3 yrs (2006 - 2009) part-time, but it got difficult, since I was also working full time 1.5 hrs away. In 2015 we decided to rent the historic barn / property and open to the public for 22 weddings/events in 2016. The brides / grooms are now part of the history of the Estate. Booked 22 weddings in the first year with $81,640 gross income for 6 months and before offering Fri/Sat wedding options, which we do now. Not bad for a first year business, open 6 mo seasonally. Gives the new owners more freedom while working part-time yearly. Outbuildings support business growth. Patio heaters would extend your season which would increase revenue. - - - Our health went down hill and we couldn't find any good help that would work a part-time seasonal business, so we only booked 17 weddings in 2017 our 2nd year. Put the Estate up for sale in July 2017 with the advise of a caterer who wanted to purchase it. This slowed down our business until I explained to the present and future brides, that anyone buying the Estate would have to, by law, honor their contracts which eased their stress level. Bookings have picked up considerably now that the word is out and everyone feels confident that if they book with us, that the new owners will honor their contracts. I have agreed to be the liaison between the brides / grooms that book with me and the new owners, if needed. - - - I already have 20 weddings for 2018 with a 50% increase in the Fri / Sat wedding dates from 2016 / 2017 bookings to 2018 (new owner's business). More and more couples appreciate the savings that they can receive from booking a Fri / Sun, which will also increase your 2018 income substantially. By advertising Fri and Sun In 2018 we have 72 wedding dates to advertise, compared to only 24 in 2016 / 2017. - - - ADD to your wedding income by expanding your business to include the out buildings and house. No need for bathrooms, since we have 7 in the barn, 4 in the house and 1/2 bath in the garage that the new businesses could utilize. Some suggestions might be to renovate the Corn Crib and add a gift shop and offer wedding invitations, favors and gifts with Toganenwood logo. Renovate the Carriage House and add a caterer's kitchen to receive additional income from the food service.
