DESCRIPTION

This property is a ±1.60 acre parcel located in Punta Gorda directly off of the Jones Loop Rd 1-75 interchange. The parcel is located directly east of the Marathon gas station, 1 parcel off from the signalized intersection of Jones Loop Rd & Mac Dr. The parcel has cross access easements with the property to the west for direct access to Mac Dr. This property had plans to be developed for a Sonny BBQ restaurant (5,250 sf) but the owner decided not to move forward with the intended development for decisions internal to the corporation. The subject property is zoned commercial. Directly to the north of this parcel is a newly constructed McDonald’s built in 2016. McDonalds paid $835,000 ($15.10/sf) for their parcel (1.27 acres – 55,321 sf) in June 2013. A local hotel operator just completed a brand new Holiday Inn Express located just north of the McDonalds parcel, approx. 190 ft. north of our subject site. This was completed in April 2018 and is comprised of 94 rooms, averaging between $100 to $150 per night. Their customers include people traveling along the west side of the state and commuting in and out of the Punta Gorda Airport (approx. 0.75 miles from the subject property). This hotel has no restaurant, only serves breakfast. Cheney Brothers has a food distribution facility (350,000 sf) located on the east side of I-75, approx. (1.00 miles northeast of our subject site). Terra Cap Management purchased an 80 acre parcel directly to the west (0.50 miles) to build a residential development with up to 392 residential units. Aldi is under construction on a store directly to the west (approx. 0.50 miles), located at the Southwest corner of Jones Loop Rd & Indian Springs Cemetery within the Punta Gorda city limits. Their location is directly west of the Walmart Supermarket (198,000 SF). This parcel is apart of the Interstate Commerce Park, the annual HOA is approx. $1,730/year.
