SITE DESCRIPTION The subject site is situated along the north side of Route 10 West in the Township of Parsippany, Morris County, New Jersey. The subject site is primarily irregular in shape and consists of approximately +/- 8.5208 acres (see Deed addendum). The land is sloping from Route 10. There are two curb cuts on Route 10 that afford access to the office condominiums, parking lots and the vacant land. The site improvements on the vacant portion to the east were completed in the 1990’s. At time of inspection the ground appeared dry. The site has over 860 feet of Frontage on Route 10 West at its deepest point it is 525 feet deep. The site slopes upward from street level to the back of the property. The utilities available in proximity are sewer, water, electric and telephone. Review of the National Flood Insurance Rate Map reveals that the subject is in a Zone C Panel # 34013C0075F which is defined as areas of Minimal Flooding. There appears to be no wetlands on the property.
