Important Note: The sale format for acquiring the Sandy Pines Campground has changed to a Sealed Bid Format. Pursuant to an approved court procedure, and in cooperation with Hunneman, CBRE and the owner who is the debtor in possession, the property will be sold via a sealed bid process that is subject to court approval. The campground is scheduled to open on May 8th and will be offered as a Going Concern. Attached is a Confidentiality Agreement ("CA") and once you have fully completed, signed and returned the CA per the instructions, you will be emailed a link to visit the Online Data Room. There you will be able to view extensive financial information, appraisals, and hundreds of pages of important documents pertaining to the Sandy Pines Campground. The sealed bid procedures package that will include a form Purchase Agreement will be posted in the online data room, which is anticipated to be available the week of April 20th.
Critical Dates & Brief Terms:
Onsite Previews will be held on May 1, 15 & 22, 2026 from 11:00 AM - 2:00 PM at 277 Mills Rd., Kennebunkport, Maine
Initial Bid shall be due on or before May 27, 2026.
Top Five (5) Bids shall be selected on May 28, 2026 (the "Qualified Bidders").
Final and Best Bids - The Qualified bidders shall submit their final and best bids on May 29, 2026, and the highest and best bid selected will become (the "Successful Bid" and the "Successful Bidder"). The Successful Bidder shall immediately execute the Purchase Agreement and provide a 5% deposit of the purchase price (the "Initial Deposit").
Approval Hearing, Deposit & Extension - The debtor shall seek approval of the Successful Bidders offer at the Sale Hearing on June 9, 2026 at 9:00 AM. If offer is approved by the Court at the Sale Hearing, then closing shall occur no later than (5) days after the Sale Hearing. A thirty (30) day extension option may be granted to the Successful Bidder upon a deposit of an additional 10% of the purchase price (the "Extension Deposit").

The Sandy Pines Campground is a 282-site campground resort that is permitted for 300 sites. There are (76) permanent seasonal sites. The property is located 1.2 miles from Goose Rocks Beach and 4.5 miles from Dock Square in downtown Kennebunkport. The 46.25+/- acre site enjoys sea marsh views of the 50-acre Rachel Carson National Wildlife Refuge and a kayak launch. The campground received major renovations over the past 7-years that transformed the property into one of Maine’s premier camping resorts. The luxe resort offers both Glamour and rustic camping. There are beautifully appointed glamp tents, whimsical park model retreats with themed decorations, quaint couples and family cottages, and unique retreats like Conestoga Wagons, Caboose, Glass House, and Shepard’s Hut. There are hideaway A-frame huts, and RV and tent sites. The amenities include a saltwater pool, Wi-Fi, fire pits, picnic tables, recreation area, playground, guest laundry, (6) bath houses, gated check-in area, general store, and a grand lodge with reception/check-in area.
