ABOUT ROUTE 46 CORRIDOR

The Route 46 Corridor is about 15 miles west of Manhattan and north of Newark. It features a sprawling highway system, allowing for easy movement of goods to major points within the Tri-State Region. US-46 and the I-80 run east-west through the area, while the Garden State Parkway and NJ-17 run north-south.

Industrial properties here are also in proximity to regional cargo hubs. Route 21 is a key access highway that runs directly to Newark Liberty International Airport while nearby I-95 connects right with the busy ports in Newark and Elizabeth.

Most industrial properties in the area are smaller than 50,000 square feet, but a handful of larger buildings also exist, primarily located in Saddle Brook and Garfield.
