Bay Tec Center is a multi-building flex industrial park on Scherer Drive, located within the Gateway area of St. Petersburg, Florida. The park spans more than 12 acres and includes eight separate structures under M-1 zoning. It is positioned near regional transportation corridors, including I-275 and Gandy Boulevard, and lies within a short distance of St. Pete-Clearwater International Airport. South Pinellas has the largest industrial flex market in the Tampa region, benefitting from the St. Pete-Clearwater International Airport and direct access to Interstate 275, which connects Florida’s two primary arterial roadways, Interstates 4 and 75.
There has been no flex space construction over the past decade, with the total flex inventory actually contracting. The lack of construction, combined with steady demand among flex space users, has brought the market’s vacancy rate to the lowest level in a decade.
Finding available space is becoming increasingly difficult, though the flex sector still offers prospective tenants more options than other industrial property types.
