Evan Lyons, Senior Director
As top producer from 2018-2021, Lyons sold over $200,000,000 in commercial real estate and boasts a track record of closing transactions at an average of 94% of list price.
Regardless of the size of the portfolio -- making decisions about an investor’s real estate holdings is a complex, delicate matter requiring great thought and careful consideration. Lyons works closely with clients to wholly understand their overarching goals and to achieve them.  
He provides clients with ongoing analysis and continued counsel throughout the investment life cycle. From unearthing the best value-add property to bolster their portfolio, finding the right leasing agent for the property, helping them structure new leases, or pinpointing the optimal time to sell, he is there for the long haul.
Lyons earned a bachelor’s degree in Real Estate Development and Finance from Central Michigan University. After graduating, he worked in the Chicago and Southfield, MI offices of Marcus & Millichap as a Retail Investment Broker. He joined Encore in 2017 as Senior Advisor and, as a top-performing broker, was promoted to Senior Director in January 2020.  
With a keen desire to fully engage in the operations side of the business, Lyons was recruited by his Toldeo, OH-based client, Tolson Enterprises to manage the entirety of a dynamic 3.4M sq.-ft. real estate portfolio. As Director of Operations, he oversaw real estate acquisition, disposition, leasing, development and marketing for the privately-held company. The asset classes he managed included shadow-anchored retail centers, industrial and office properties and the Midwest’s well-known branded Lock-It-Up Self Storage facilities.
Lyons quickly grew Tolson’s asset count with three acquisitions of retail and industrial properties, handled build-to-suit developments for Fortune 100 companies (most notably TJX Companies, Inc.), increased revenue and reduced retail and office property vacancy rates via strategic acquisitions and new lease agreements. He also elevated the company’s brand awareness though well-defined social media marketing efforts. Yet despite his success, the business of brokerage strongly beckoned and in late 2022, Lyons returned to his roots and his passion, rejoining the Encore Team as Senior Director.
Lyons is a frequent contributor to commercial real estate trade publications and has been featured in Heartland Real Estate Business, Shopping Center Business, Restaurant Finance Monitor and others. He also has been a featured speaker or panelist on the subject of real estate investment, retail real estate, and the quick-service food industry at ULI, ISCS, CMU and other industry events.  
He is an active member of ULI Michigan where he serves on the Small-Scale Development Local Product Council (ULI Detroit) and the International Council of Shopping Centers.
